A Gas Safety Certificate, also called a CP12, is an official document issued by a Gas Safe registered engineer after inspecting gas appliances, pipework, and flues in rented properties to ensure they are safe to use.

Landlords in England are legally required to have a Gas Safety Certificate for all rental properties with gas appliances and the copy of a valid certificate must be shared with the tenant.

Gas Safety Certificates are valid for 12 months. Landlords must arrange an annual inspection and provide tenants with an up-to-date certificate and provide tenants with a copy of the certificate within 28 days of the inspection, and keep copies of all Gas Safety Certificates for at least 2 years.
